What Is An Epoxy Garage Floor

Epoxy is a resin material that will be mixed with hardening agents so that when it cures you are left with a coating that is able to withstand heavy use. This is why the epoxying method is favored for garage floor applications. The method for applying epoxy to your garage has several steps and must be followed diligently in order for the coating to maintain its integrity for years to come.

Which Epoxy Coating Is Right For You

A water-based epoxy coating is enough if youre looking to save money on your garage floor or add a bit of value to a home before flipping it. It will last only a few years but its cheap, looks amazing, and has decent durability.

If youre interested in a long-term solution for your garage floor, a solid epoxy coating is your best option.

Solid epoxy is a premium flooring sealant that can last decades, especially when properly installed and maintained. Its also durable, nontoxic, and environmentally friendly, and can be customized for your desired traction and aesthetics.

Whichever type you prefer, garage floor epoxy coating is an excellent choice and is increasingly recommended by more and more contractors, renovation specialists, designers, and homeowners.

Commercial Kitchens & Restaurants

Epoxy is commonly used for the flooring in kitchens and restaurants. These environments are incredibly busy and are prone to various spills. If your flooring does not have proper protection, a vat of hot oil is not going to do it any favors. A regular concrete floor covered in water or oil is bound to cause someone to slip and injure themselves.

Options like tile flooring also absorb food, oils, and other materials into the grout, increasing bacterial growth and the risk of foodborne illnesses. Unless you want the USDA on your doorstep, you need a floor that does not soak up spills and is easy to clean.

Kitchen flooring needs a surface that prevents water, oils, and food from getting in, so we use a moisture tolerant primer in our epoxy coats. This makes it much easier to clean, so you can maintain a sanitary kitchen environment. We also scatter aluminum oxide across the floor to create a high-traction surface, preventing anyone from getting hurt while working or cleaning.

This is not the case with your concrete floor surface, as it has to be properly prepared and cleaned. This means that it must be cleaned to a concrete surface profile of at least 2 or more. This is to ensure your epoxy coating is going to bond properly with the concrete floor.

This type of preparation will ensure that all the loose cement paste and other surface contaminants have been removed. It also opens the pores in the concrete and the rough surface allows the epoxy to adhere properly.

Second Coat And Colored Flakes

Once you have given the first coat 24 hours to dry, use a scraper to remove any bubbles or dirt that may have stuck during the drying process. Once you have scraped them away, take a leaf blower to remove any settled dust or dirt.

Leaving out the reducer this time, create another mix from the âAâ and âBâ cans of epoxy. Allow the mix to sit for 30 minutes, then apply the second coat. We recommend doing this in small sections and then adding the colored flakes by throwing them on as you go. This provides a nice colored texture to your floor once itâs finished.

Again, once finished, let it dry for about 24 hours.

Epoxy Garage Flooring Cost Factors

All concrete, even freshly poured material, must be acid-etched prior to applying primer or epoxy.

Additional cost will be determined by the coats and materials used:

Only an epoxy base coat is required, but it will last just 2-5 years depending on how heavily you use your garage.

For best protection and longevity, at least two coats of epoxy or a base coat and a clear coat are recommended.

The heavier your garage is used, the more it makes sense to add two coats of epoxy and a clear coat. The metal flakes are attractive and help conceal concrete floor imperfections such as repaired cracks. Now lets move to epoxy garage flooring cost specifics.

Epoxy Basement Floor Costs

Epoxy, Polyurea or Polyaspartic : Which is the BEST garage floor coating?

Sealing a basement floor costs$3 to $12 per square foot, so budget according to the overall floor dimensions of your basement. Sealing a basement floor with epoxy provides a waterproof finish, which helps prevent water damage. This is an important step for the basement refinishing process if you plan on laying down carpet, hardwood, or another type of flooring on top of the concrete.

Epoxy Is Just Something People Use For Paint So Just Cover Your Garage Floor With Paint

Generally speaking, epoxy is paint. Paint is seen as a liquid that once put on a surface becomes a solid film. However, all types of paint are NOT epoxies.

Epoxies consist of resins and hardeners that cure into a solid durable product. If you paint a wall or a floor, the paint thickness may be 2 mm or even less. But once it has dried, it may only be 1 mm thick. The final epoxy coat is a lot heavier than that.

Apart from the thickness, epoxies, polyaspartics, and urethanes are by far superior to paint, for their bond strength, UV resistance, abrasive resistance, and chemical resistance. Epoxies are also far more flexible than any paint.

How Long Will An Epoxy Floor Last

Residential epoxy flooring lasts 10 to 20 years with proper care and maintenance, though solid epoxy and solvent-based epoxy last longer than water-based epoxy, as the latter is susceptible to regular wear and tear. Commercial epoxy concrete flooring that experiences heavy foot traffic lasts just two to three years.

Concrete Etching And Power Washing

This is one of the most essential parts of preparing your garage floor for epoxy resin. Concrete etching means that you are roughing up your concrete with acid. This is done because if the surface cement is too smooth then the epoxy isnât likely to bond as it should and could potentially peel off.

Your epoxy floor coat kit should have specifics on how to apply the acid to your garage floor, but we will briefly go over this step.

You should have specific safety equipment and tools ready, such as full eye protection, chemical resistant rubber boots and gloves, a chemical respirator, a power wash hose attachment, and a pump sprayer.

An overview of this process is as follows:

  • Wet driveway before etching to ensure acid doesnât harm it
  • Mix your muriatic etching acid with water to dilute
  • Using a pump sprayer, apply diluted acid
  • Let sit for the recommended amount of time
  • Rinse off with water
  • Let dry for approximately two days
  • This is not an overly complicated process, but it is extremely important to get it right for the longevity of your new epoxy garage floor.

    2. Fill Floor Cracks

Next, fill all the cracks in your garage floor with concrete caulking. Without this, it is easy for sawdust, dirt, chemicals, and bugs to get trapped in them. It is crucial that you fill these before applying the epoxy.

Purchase the appropriate caulk and use a standard caulking gun to apply. Make sure you smooth it out and avoid smearing it onto the rest of the concrete.

What Is Garage Floor Epoxy Coating

As mentioned previously, epoxy floor coatings are made up of two parts: an epoxy resin and a polyamine hardener. The combination of these two substances triggers a curing process that generates heat and hardens the mixture into an inert plastic. Depending on the particular coating combination, curing may take anywhere from a few minutes to several hours.

If youre looking for the best garage floor coating, be sure to pay attention to the percentage of solids. The higher the solids percentage, the more epoxy the product will retain as it cures and the thicker and more protective the final layer will be.

For example, an epoxy coating with 50% solids will lose 50% of the coating to evaporation as it cures. On the other hand, aliphatic coatings with 100% solids will retain 100% of the coating as it cures, making it a superior choice.

Budget Coatings And High Expectations Makes Bad Epoxy

Replacing a NOT professionally installed epoxy garage floor. Acid etching failed…AGAIN

If you were to look at a comparison of epoxy concrete coatings for a garage, water-based epoxy kits are on the low end of the scale. They dont come close to the glossy appearance, wear, durability, and performance of the commercial quality coatings that are available to the DIY public.

Just as one example, water-based epoxy has an average dry film thickness of 2.5 3.5 mils for a single coat. Higher solids, commercial quality epoxy available to the DIY public averages 9 -12 mils thick per coat. Thats over 3x the thickness.

And this doesnt include the higher abrasion ratings , chemical resistance, impact resistance, adhesion, and multiple other specifications. Just compare the technical data sheets to confirm.

However, the average DIY consumer is not aware of this fact. The advertising budgets that these national brands have to promote these kits, the marketing practices that we just outlined, and the exposure of these products to all the major retail outlets would suggest otherwise.

So, its not unreasonable for someone who purchases one of these kits to have high expectations. They believe that they are applying a high-performing epoxy coating to their garage floor that should look glossy, not peel from hot tires, and last many years.

When these high expectations collide with a budget coating that does not perform as they believed it would, bad reviews are the result.
